I like the idea of getting a great deal, so should I take a pay cut, invest in getting my real estate's license, go the CCIM route, and find a broker to sponsor me until I'm a CRE broker and earn of the commission and get into bigger deals as a GP?

of those I like next door best because it is hard to fake and the reviews are easily tied to a reviewer in your community.The costs of ADUs vary significantly for various reasons including by ground up vs conversion, difficulty with lot (sloes, access, etc), finishes, and even the size (bigger typically have lower PSF).Good luck

You need to polish your skills, bigger pockets is a great place to start... find a local wholesaler you can work for/with and he will guide you. 

Also, think about the bigger market factors—how’s the job market and population growth in Lexington?

And most of those buyers dont have a very big down payment /  unless you think you can get bigger BP.. so if these are high ltv loans then no I dont think HNW folks will jump on it.if the LTV is about 60% then that might work.
