The appreciation for the property is definitely going to be long term and not short term, so selling now isn’t ideal.The property manager agreed to market it as a medium term rental, so we’ll try that, but it's new to both of us, and it seems like it would have to rent at $3700 to be profitable; does that seem too high to the folks here?

DO NOT let the applicants walk the property by themselves, especially if your existing tenant still has their belongings at the property (this could create some messy situations).

In my experience, 30 day to 3 month leases are the most common unless you're working with insurance placements which can certainly be longer.

Cleaning out the property - the designated next-of-kin and executor will be responsible for removing and dispersing the deceased tenant’s belongings before the lease period is over.Unfortunately, it does look like this can be a long process and patience will be needed as you will be dealing with an estate.
