If my assumption is right on that, I take it that you, or they, reached out to inform the other party of what was happening.

Typical assumption is that security deposit would 100% go to cover property damages - that's the whole nature of the deposit IMO.

We are going under the assumption we would sell the home after they pass so as to not be seen by siblings as making money off the situation.

I can justify any price (and some high fee syndicators are still doing so), if I just play with assumptions, prepay and buy down my interest rate, and hope that sub-5% cap rates will be returning in the next few years. But if you know your market and market cycle, have an idea where interest rates may be going (this is an educated guess for all of us), and then have your assumptions, you can certainly have the conversations you reference with brokers and see what their take is on pricing and if it is worth writing. Finally, I have said this before and will continue to say it, whether we are talking single family homes or 400 unit apartment complexes, off-market purchases do not make something a deal.

@Tanner Sortillo Recommend they first figure out the property Class they want to invest in, THEN figure out the corresponding location to invest in.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster. So, when investing in areas they don’t really know, investors should research the different property Class submarkets.

At 26, having 4 properties and looking for more is quite the story.KeyBank man should be ashamed of himself.I'd disagree with some of the assumptions in this thread.Rate locks don't need to be for more than 30 days. 45 days can cost you a quarter point depending on the lender and it's really not necessary.Always remember that origination points and discount points are two distinctly different things. For us, some origination fees can be just 2 points and some are just 3 points.
