As a fellow NJ LL, I would urge you to familiarize yourself ASAP with NJ's Anti-Eviction Act. 

It seems to be more an anti-gauging legislation than anything else. 

Rent control, crazy laws anti landlords and other things makes it hard to enjoy your investment. 

I would imagine in this climate of anti-1031's, that this might be the first to go- but something that should be looked into.I used to be in the @Brian Bennett and others school of thought.

I know how expensive real estate is in NJ and how high the taxes and insurance are, plus the anti-landlord nature of NJ.
