Personally, I don't see tech company being able to handle the complexities of property management. 

I personally only use TN LLC because I am diligently maintaining all corporate formalities and staying up date with state LLC laws, this is my personal choice but again.. this all depends on your specific risk tolerance and investment situation. 

i've managed both OOS and in-person and both can be a pain but OOS is just harder for most new investors, period.

And if they don't deliver, you need a truck and an extra person.  

As a lender that has also personally invested in many properties, I think both sides can get too greedy.

Private Money is simply money from a non-institutional source...such as someone lending out of their personal IRA or from their savings.
