The LP got it from a friend who is in some kind of real estate mentoring program.

Hi Treza,Not sure where you are in the process there, but when your ready to exercise financing options please reach out, it's very difficult to find a ground up program for inexperienced borrowers without having an experienced GC sign on the loan with you which in turn is not easy to find. 

What is the experience with this program - Pro/Cons, watch outs, etc?. 

Unfortunately the photo did come through with Ja and Desmond...i'm sure that was a fun experience.Have you heard of the REDI program sponsored by ULI, the Urban Land Institute?

It is extremely hard to find programs for 0 experience simply on the 1-4 unit side of ground up construction. 

I think once you get more than that, you would need a more expansive program

I just do not understand the need to add "benefits" to the programs  that are just not real. 

I'm considering partnering with a non-profit that would manage the sober-living program; with me just providing the house passively for rent on a per bed basis.
