I only bring it up to say it can be done, even with a group that doesn't have a long history in that market (the two deals I mentioned were the first in the market to acquired by a Sumrok student).

I now live in Indianapolis and work exclusively with OOS investors, particularly those investors looking to acquire cash flowing small multi-family and/or short term rentals.

Turns out, the previous owner did take many steps to mitigate the moisture damage and the home was very dry and mold free when we acquired it.

All properties were bought rehabbed, rented .... 85% of the portfolio was  acquired during the golden years of '07 to 2016.

I have amassed a decent network of vendors, so definitely looking at fixer uppers.Eventually, I hope to grow my portfolio to acquire commercial loans for multifamily deals, I haven't started purchasing investment properties, only have my private residence.

The point of entering it is almost futile, the idea is to acquire it. 

Acquire with DSCR loans and/or creative financing.

I am using a conventional FHA loan to acquire the property.
