If all else falls, make a homemade bandit sign that says "I want to buy this house, If you know the owner, call me @XXX-XXXX"   and stick it in the front yard.

If he still does not think you deserve $xxx for your services, then it's not a good match and you have to move on.The exception to the above argument, is if this is a client you have or hope to work with in the near future who has plenty of other business to give you.

I would say a base rent of $XXX per month and then a 50/50 or a 60/40 split on all utilities bills.

Hey StephenWhats your experience with just writing a one big receipt, I have done that in the past with no issues, IE Jim Smith lived and rented my unit at 123 Fake St Any town from september 1st 2010 until September 1st 2013. renting at a monthly amount of xxx Paying a total sum of 30,000$.

In terms of qualifying they should just have to meet your standard guidelines as far qualifying, whatever those might be (3X annual rent, credit score of XXX).

You should always state the requirements needed to rent e,g, 3X income, non smoker, credit scores need at least XXX etc.
