I purchased my first single-family rental last year on LLC and I did the cost segregation study on that property now I talk with my CPA and mention about the cost aggregation study for filing the last year tax return (2024)he said that I don't need to use it because anyway my tax return is going negative because of all the expenses of closing cost insurance HOA and everything so what would you suggest me that use my Cross aggregation study for my tax return or not. thank you in advance for your response .

It's not to say I don't get sick and tired of stuff, but if it is worth it, I will continue to bang my head against the wall.

@Derek States Have you talked to any at the City of Waynesville?

They listen to what you suggest and continually improving their software and processes.

There are limited exemptions such as if you inherited the property where it would be allowed.There are technical means to navigate the 90 day rule but your best bet by far is to talk to the lender and let them know the situation and ask for their direct guidance.  

My 2 cents is prices are crazy inflated right now, but believe it or not I think it will continue because of continued demand pressure for the area from people fleeing higher cost of living areas and moving there, with access to 87/17.

What I would do is talk to the neighbor and mention that the fence looks like crap and I am willing to replace it on my dime .

The few times I called the office, they were always happy to spend time talking. 

This area is going to see tremendous growth as the city of Bryan continues to expand on its Midtown plans.

If you haven’t already, I’d scope out the municipalities around town.. from what I read in The Economist, the Phoenix metropo area continues to rank high for job growth, which usually bodes well for new builds.
