Steve is referring to a drop and swap where the LLC (partnership) is converted into a tenant-in-common structure by deeding (dropping) the real estate out of the LLC (partnership) and into the individual's names, holding for at least 12 months to be safe, and the completing a 1031 exchange (swapping).

Basically, all the major investment banks have engaged in credit default swaps which allow a buyer or ‘fixed rate’ party to make periodic payments to a ‘floating rate’ party in exchange for the ‘right’ to a payoff if there is a default or credit event in respect to a third party - called the reference entity.

I used to swap out cylinders between rentals but then got really paranoid about how an aggressive lawyer could twist that into my negligence if a criminal entered the property with an old key.Now I spend $8 a cylinder to have it rekeyed to a totally new key and throw out the old keys.
