I probably wouldn't preapprove this one; I'd get everything for a full submission and a TBD Approval.

ALL legit PreApprovals will require submission of tax returns, W-2’s and bank statements.....without them the preapproval is useless and they mean very little.  

Hi I’m renting out my first property and I’m wondering what’s the least stressful way to collect rent and best way to prevent excuses for late rent submissions (I sent it, it must have gotten lost in the mail).

Options: Advertise the property for assignment on local REIA boards, including BP but be preared to offer a discount if that's approptiate; get names of other bidders and offer to them, may require visit to treasurer's office & possible FOIA submission or threat of same.

Without a plan submission they won't give you a 100% accurate answer.

Not sure the %  but I would imagine 1 per 10 doors or so ..What this did was create a mad rush last year to get plans approved that are exempt.. since the law went into Effect NOT ONE new submission for a 20 and over has come into the city in a year..
