While sophistication of your equity partners (private money lenders) will vary between residential and commercial, the principle of raising private capital is the same.You need to develop your own system which allows a constant stream of PML even when you don't need the funds and/or don't have an active deal under contract.For example; I raise private capital by offering free educational workshops for people with self-directed IRAs.

My “reasoning” is based on two points1- the current system of property records filing in a million different jurisdictions with expensive title searches necessary for almost every title transfer and mistakes still being made can be made much less expensive, much faster, and much more reliable through migration to some sort of “blockchain” National registry.2- Numerous investments have been divided into, and offered as tranches of the whole.

Hey Cecil, if you're anxious about getting started, I would likely recommend starting off with something more turn-key and then doing a BRRRR for your second deal once you establish your systems and get a good team in place.

I am guessing that the vast majority of homes 10+ years old had some sort of water damage at some point, most had probably several.My own home is only a few years old and we had the washer spring a leak and a few years later the RO system in the kitchen started leaking into the cabinet.Seller disclosures are pretty useless in my opinion.

I can go way deeper into finding good MTR markets, pursing tenants other than travel nurses, property types, scaling operations through systems (my specialty), renovations, etc but it's much harder to do in a thread.
