this is math right out of a TV fix and flip program that just talks gross numbers and never any nets.. 

Before the late 1970s there were no real estate gurus, no real estate investment courses, no house flipping TV programs, no real estate get rich books, no real estate investment clubs, and what experience the general public had about real estate was limited to buying their personal residence. 

We stage every house every time...If you have an area that may cause questions 'Can a queen bed fit in here' or 'Where do I put the TV' or 'How do I center up the room'...staging is crucial. 

I would look into that and try to get a gauge for the occupancy of the area and whether new jobs are coming in (check the local business press).

We offer gym, doordash/ubereats subscription, all those TV nonsense stuff netflix, disney, max,etc., and some local amenities native to the city in most of our STRs.

You need to press the agents for feedback and see if they can get an offer to at least consider. 

My colleagues ( Josh, James, Remington, Engelo and others ) and I have worked our asses off to " press a button " and get what we want, nobody is giving that away. 

We received some cool press early on and had over 60K users, but it never really went anywhere beyond that.
