I've seen a trend with short sales over the last couple of years here in the greater Boston market.Short sales are hard enough, but I'm seeing more and more phrases like this:  "Buyer is responsible for $5,000.00 negotiation fee which can not be financed and must be paid at closing."

But know that you will only find people who are actively looking and typing in the keyword phrases that you have optimized for.Mail can be effective if you hit lists that who aren’t on every other investor’s radar.

I bolded the phrase which seems to fit our end of the business, "Any entity created solely for the purpose of securitizing loans secured by an interest in real estate, provide the entity does not service the loans" which would be exempt.

I used to be able to quickly go to Forums and use search bar to research a phrase or a topic speedily.

That's not a phrase I'm familiar with, @Joe Marshall . 

I hear the phrase " its so hard to find good contractors" every day.

The public has a distaste for that phrase .

Hopefully I phrased this question in an understandable manner.

It will help me a great deal in phrasing things properly when I ask questions. 

The realtor can veto the whole thing with the slightest of phrases like "do you really want to have to have to deal with this for years"?
