In Minnesota, an inspector is not required to have any licensing or certifications, although the best inspectors are ASHI-certified.

You should seek a Lender who can provide a formal Certificate of Approval Letter upfront and help Prequalify DSCR properties in advance to simplify the process. 

As for the insurance certificates- make sure you are actually being added as additional insured and not merely a certificate holders.
