Otherwise, if you have no problem securing a bank loan, I wouldn't get wrapped around the axle chasing owner financing just for the sake of it.As for searching for deals, honestly you'll probably find a mixture of strategies yields the best results.

The neighborhood has a mixture of older homeowners and rental tennants. 

We both currently work full time, and we would like for her to not have to work anymore at the end of those 5 years.The strategy we are looking to use is a mixture of 'flipping' and buy-and-hold.

A mixture of half bleach half water works great on on outside walls and furniture.

Overall I would suggest strong mixture sfr and duplexes.

It's a big mixture in this area owners and tenants, so far the 2 people I spoke to were owners.

@Ryan Haase, a simple mixture of bleach and water, followed up by a primer fixed the issue..

From what I remember on that job, the bank wanted the package appraised for internal purposes and as they were all rental households operated by same owner, in the same small town Ohio, we were able to knock out like 128 units (mixture of SF and MF buildings) as a "single economic unit", or operated as an apartment essentially.
