Rich,I received updated info and the occupancy is not what they said percentage wise, but the current income looks like it does cover the OE.I will email you what I have.

That is not to say I am retired, I just really enjoy my life and what I do each day.Thus, "if I got rich" I would keep doing the same thing.Not to go all philosophical on you, but I have never believed 'rich' or 'successful' to be defined by the amount of money in my pocket or bank account.

Just because Rich is not comfortable investing $300k+ in one property does not mean others feel the same, it does not mean he is right or I am wrong, it does not mean anything other than his personal preference at this point in time.One thing people keep missing here is that the area in which I invest is NOT condiusve to holding ONLY flipping and as such, it makes no difference if it is $100k or $1M, if the spread is there it is there, if it is not, you move on.Also, for those who stay in the $100k range on flips, keep in mind that in order to find properties in that range here in So CA, you will have to invest in the desert or in 2 car garages, not homes - good luck.I certainly hope this puts an end to the ridiculous back and forth about self-proclomations and "used car salesman" comments.
