I've found many deals by peeling a few layers back to discover the market rent is higher and/or the purchase includes other tangible things outside of just rental cashflow (i.e. instant equity).

For instance, as an Owner/Builder, you must pull the permits, and this instantly makes YOU responsible for the satisfactory completion of said permit, and you also must know applicable codes.If one of your Subs has an employee that is not completely legit, then that falls on you as well, and you might not have even known about it.....!

Our goal is to keep and hold minimizing or eliminating any debt and enjoy the cashflow and re tax write offs. we have 19, had 20 and regretted almost instantly selling the one.
