This needs to be balanced with liquidity and making sure one's debt obligations are immunized based on their duration though.  

I'm sure Josh would be immune, but the party exposing someone might not be, especially if they don't watch what they say.

Houston has not been immune to the affect that high interest rates and prices have on getting cashflow, but my latest clients are pivoting from houses that need upgraded, to new builds and houses that have the upgrades so that they can put their business on autopilot and not deal with heavy CapEx expenses.

I think they messed up the demand for the vaccine when they started saying that even if you had COVID that you can get it again because the immunity does not seem to last. 

Buy and hold investments are naturally immune to cycles.

We were not immune as we lost about 20 units, but they were either owners with unreal expectations and/or underperforming units due to not being well located/renovated/lacking amenities etc.
