@Damian Ramirez big mistake, you can get much higher net caps for far less money with similar appreciation In the surrounding cities ,GH, MH WH Euclid, Lee Harvard and west side .  

In the most recent annual report by the Joint Center for Housing Studies at Harvard, it was mentioned that MF prices are now 30% above their previous peak.  

Universities such as MIT, Harvard, Tufts, etc. and Hospitals such as MGH, Beth Israel etc. make this market incredibly stable for landlords with high end tenant turnover and cash flow becoming routine.

It looks like flips and new construction are moving east of New Braunfels Ave, how attractive are these areas for rentals (Jefferson Heights, Harvard Place, etc)?

MH, GH, CH WH, Lee Harvard , Euclid and West side and East Cleveland. 

I just locked up, 7 ( one in Euclid )  in the Lee Harvard area all under 80k all renovated, all with 1200- 1400 in rent, all with values from 105k- 125 You can't get deals like that, I do not mean that the way it sounds.

The Lee-Miles area aka the Lee-Harvard area has a lot of mid 20th century built colonials and bungalows and the area remains heavily owner-occupied.
