Hi @Jonpaul Nadeau I live in Germany and invest here and in Italy.

There is tons of data from the US and around the world (example Germany, Sweden etc) where high taxes correlate with strong middle class, smaller wealth disparity and higher standard of living. 

I am in the process of screening a tenant that is relocating from Germany.

I don’t mind waiting for a dip but personally I would find it fiscally irresponsible to buy at these levels and in the midst of the longest bull market in US history.I do think we are close though. 2/10 yield curve inversion, corporate bonds getting close to bottoming out, and Germany in a recession are just some key indicators that have been followed a US Recession in the coming years.

I started renting on my own at age 17 in the military in Germany.

I was soon stationed in Germany and had to live on the local economy. 17 years old, no life experience, money in my pocket, legal drinking age, no parents...you get the idea.My apartment was an $800 slum but it was furnished and included utilities.

I am Realtor in Boulder, CO. and a friend of mine has a 2 bed condo and 2 bed townhome as rental properties he is looking to off load as he and his family have decided to live in Germany full time. 

I started with 18 years as an intern/assistant for a well-seasoned Broker back in Germany.
