Dov, the problem is that you are looking at the end-game with the seed investment.

Get out before the bread line get too long and seed prices surge.

It's called "seeding" the mailer so you know when it hits and that it actually got delivered. 

What a great feeling that was....until I realized that money would have been good seed money for more properties.

Real estate is a great place to grow your money up, but you have to plant lots of seeds.

Hi Rosie,The "no money/no credit" guru shtick is what planted the seed with me to get into REI.  

Yep, fill it in and either lay fast growing grass seed down or put a nice patio on top.  

And don't forget to get weed control products like Preen into your process; Preen requires that the weeds first be removed (it helps to prevent weed seed from germinating, so roots and all of the weeds must go first).  

The reason I suggest this is that it seems you are in more need of seed capital at this point that you are cashflow.
