I make offers that work for me and have a little room in case they want to bump me up a few percent.

People can deal with a 5% increase (in this case 100-150), but a 10-20% increase is more likely to bump them out.Also remember that you have to hedge against future markets in which you will not be able to increase rents. 

These turnkey marketers – or promoters, same difference – they usually bump up the property price by $5k to $20k to make their cut.

This can be balanced out with the value of the lease (i.e. 5 year bumps) and great depreciation.

When the tenant renews the lease I plan to bump up rent $50 so I'll only be paying $20.

Hello guys I am currently working on my first fix and flip deal, and feel like I bump into many blind spots during the process. 

Your estimate seems like cosmetic only and things like egress may bump it up.
