Apart from closing fees, inspection cost, and those types of things needed to pay for with all loans the only thing you need to pay for is the funding fee which can be wrapped into the loan cost (funding fee is waived with 10% disability - make sure to claim everything when you get out I learned about my degenerative disc disease in my lower back which almost all grunts have when they get out).There are some limitations though.

You might not also be able to start taking depreciating the 3rd unit until the unit was ready and available for rent(which appears to be in December in this case).2) I think you are confusing the terminology of a not-for-profit.A not-for-profit's business goals are to provide a benefit some underlying benefit to society(cure a disease, feed the homeless) with no interest in being paid a profit.

In my opinion that is the first step you should take in any adverse possession play.I have found that very often the owner has indeed intentionally abandoned the property - usually due to other debts on the property or personal issues ranging from disease, to imprisonment to a change in the owner's mental or spiritual state.
