@Russell Butler get the property under contract if it is a good deal, and put in a condition of sale the seller has to provide document that sidewalk encroachment is grandfathered in or has been accepted as an amendment.

I purchased the rental application from Mike Butler's website ($5) and it's about as thorough as you can reasonably get on one page front and back.As far as credit check agencies, IDK if I've heard of any better/worse ones.
