There are deals out there to be had right now with sellers often more willing to negotiate and I expect if rates do drop prices will quickly spike upwards as more capital starts chasing deals.

If you don't go section 8 I would end the lease then and really spike rent if the tenant wants to go month to month to ensure turnover is in a better time.

I think some new areas are likely to pop up that have not been touched but have similar qualities to Old Irving, Avondale, Portage Park (proximity to public transportation is key) but haven't had values spike because of early development.
