If you make 80% of AMI or area median income limits, conventional financing has a 5% down 1-4 unit program (freddie home possible conventional) as well that can allow you to qualify up to 95% LTV leverage (5% equity/down) but the hard part is that AMI income limit because in high cost markets the AMI is way to low to buy anything in the 2-4 unit space and if they're lucky even a 1 unit townhome/SFR/condo/studio/micro apartment will be tough too.So just because the program allows you to doesnt mean the income will allow you.This conventional niche program has been awhile and has gone through many iterations where it was useful, became less useful, and now after the latest iteration its somewhat useful again for the midwest or lower cost markets.Atleast Freddie HP doesnt have you meet the FHA SS - self sufficiency test right?

Some yahoos like one of the dozen or so Yardi iterations, but I don't get those folks so I'll pretend it doesn't exist.There is a whole different class of PMSs like RentReady, TenantCloud, Hemlane, etc that CAN be used to do some or all the things you'd prefer, they just won't function AS well for as long as the pro-grade PMSs listed above.So, if this is a side hustle that you'll dabble in for a while and then hop onto the next shiny object that walks by, I'd go with the cheapest or best UX/UI you can find in the second group.IF this is a business that you intend to keep getting better at and pursue with excellence then I'd cut right to the pro-grade PMS and learn to use it masterfully.

It was an assumption on my part although I know your wife did and as you know your wife and I have conversed for many years through all my different iterations in Indy at least 10 years in fact ..

I've seen a few iterations of this format, but I don't have any first-hand experience with any of them.If you don't mind the idea of a revolving door of guests through your duplex (which does not have to be a bad thing; people have different feelings about it) then it could be worth looking into.  

Simply re-iterating the terms of the lease if need be with polite language, never threatening.  

Now... with technology changing all the time and how fast we're iterating and improving... what shows on a page speed screenshot today will likely be a good bit different in 6 months.
