We are getting there- currently at 10 units since we started 2.5 years ago, and we have 2 more under contract for 6 more units.You got great advice already, I agree with no gift cards and no bbq, but do think we might implement a small gift card sent on the tenant's birthdays.  

If I were starting today my foundation would be wholesaling with a side of lease optioning.I started investing a week after my 16th birthday with my 19 year old brother, you needed to be 21 then to contract but he was married thus could contract for us legally.

Try to save money...either from working (cutting lawns, washing cars, etc.) or birthdays/Christmas. 

Blow 1/3 of it in Vegas for my 40th birthday and do some more traveling.What would you do? 

I've been interested in real estate for as long as I can remember but with the recent occurrence of a milestone birthday, I felt now was the time, finally, to take a serious leap into the field.

I also had another goal to purchase my first buy and hold investment before my 23rd birthday.
