Keep in mind each entity you establish is its own 'perpetual being' and needs its own EIN/TIN, tax reporting (state and IRS), bank accts, etc.  

I couldn't risk living in a house under perpetual construction for a year due to my lack of experience.

Unless repealed or terminated, these changes to the rent code will live in perpetuity.

If you hold in perpetuity, it doesnt matter what the vale of the asset is, as the loan will eventually be paid off.
