Evictions not based on rent

Has anyone ever tried or succeeded in evicting a tenant for reasons other than non-payment of rent? Examples: tenant has a filthy unit which leads to a perpetual infestation of roaches who take up residence in nearby units. If the lease clearly states that his unit must be kept in a clean and sanitary manner, then obviously the tenant has broken the lease. Or maybe the tenant plays his music too loud and is a daily nuisance to the other tenants. Does anyone think you could file an eviction based on such reasons and actually succeed?
