The security deposit has nothing to do with her claim that your negligence caused her son harm.

At the end of the day, I want to do nothing that's unethical and nothing that's harmful to the sellers.  

I am also locked in at a great interest rate of 2.875% with a 15 year term.Renting this home will have -ve cash flow as the total outgoing is close to 3500 (due to 15 year term).Selling this house and buying bigger near Cupertino (or good schools areas in south bay) at near peak price I think would not make sense (thats where our work place is).  4 bed will cost 1.5+ million.  

Every time there is a new violation or situation not covered in the lease add it to your nonstandard lease provisions and have all your new tenants sign/initial next to every one of them.If you want the cleanup properly done, I would have gotten a quote from a third party and sent the quote along with the notice to remedy nuisance or threat of harm.  

REALTORS are out smarting no one and any REALTOR who consistently engagges in this bait and switch tactic is creating more harm than good.

Consider when you tell people one thing that could potentially be extremely harmful to the entire industry, don't hide behind the standard vague phrase 'Invest at your own risk'.

Those outside of our borders that want to inflict harm are a great threat to security.Borders first because this helps lessen any potential act of terrorism.

Josh,Just a guess, but I'm betting that the width of the menu system on the right hand side is set by this category: "Real Estate Technology and the Internet".I don't see the harm in having a line break before the word "and" there; it would make that sub-menu double in height - but so what.Or, shorten some of the wording, to something like this: "Real Estate Tech & the 'Net".Either of those would make the menu system narrower if my hunch is correct in how this is determined.

I'm just thankful it wasn't black mold and that it was confined to the basement.At the end of the day I'm actually very happy with the situation - it was a great learning experience, no one was harmed, my house is still standing and bringing in checks, I learned how to remove mold, and now I get to share my mistakes with BiggerPockets and hopefully prevent someone else from making the same mistakes!

Things like this will allow you the option to pull the plug without too much harm.
