If it's a set term lease (not month to month), it will just end on the last day of the lease if not renewed/extended with a new lease or amendment extending the lease term.

But again, super rare.But if you run into that, I usually start with these things, IN ORDER:-First try to see if the seller will allow you to move the closing to another closing company-Increase the EMD to nudge the seller to accepting your amendment to change the closing company.

I have been in a similar situation and I always counter that when "mom" moves out I would be happy to do an amendment to the lease to show that now only two adults are living in the home.Hope this helps!

for warranty purposesIf you subcontracted everything, give them the name of the major mechanical subs for warranty purposes (HVAC, Electric, Plumbing, Roofing, Foundation)Otherwise - in Georgia, I would rewrite the amendment to address concerns and delete the line requesting receipts... and advise the buyer that they are welcome to re-inspect the property after the repairs have been completed.
