hello to all. i have a question for all of you new york state investors. i live and invest in the buffalo, ny area. there are many, many properties that are in some stage of foreclosure here in the western new york area, but have not completed the foreclosure yet. in fact, i personally know of several that have been in foreclosure for over 5 years. anyone have any idea why this is????

And become a major factor in the real estate market in Western NY.

I get the sense that our neighbors are generally childless young professionals (like us), retired folks who bought their houses decades ago and are just staying put, and as sensitively as I can put it, some upwardly mobile folks trying to get away from the blighted neighborhoods on our western border.

University of Michigan is the first out of the upper tiered school in Michigan, such as Central Michigan, Michigan State, and Western Michigan, to set up shop in the mid-northeastern part of the state.

I see them all the time out here in western ma.

@Shawn Tompke unfortunately none of the widely held beliefs like the 1% rule and such, don't apply very well to Bellingham, or most of Western WA for that matter.  

Charles are also awesome little suburbs on the far western part of the suburbs.  

We are researching a project in Galveston on the western end of the Seawall for about 250 new luxury condo's.
