Cracked slabs are not too awfully expensive to fix unless there are cast iron pipes that have broken and rusted, termites, or big issues like that.

Some would suggest TenantCloud, Tellius or other apps which allow you to process rent collection; but, there is an option out there which allows you to collect rent much quicker than those others but still provides other rental management tools you might find valuable (again, not to knock Cozy or these other tools like Zillow rental manager - which admittedly is newer so they still have to iron out all of the kinks), but you can easily keep track of who paid what and on which date with a tool that is reliable and fast.

While I might still push through with this deal, I would personally choose to get a lawyer involved with an iron clad contract that protects my investment in this scenario using strategy such as guaranteed lease renewals or require reimbursement in the event of a non-renewal.

Ironically, zillow, while its close to useless for estimating purposes does a good job of doing this in its cost modeling.Its kind of willful blindness to think the taxes won't follow the prices, but real estate investors are definitely an optimistic bunch.
