ARV Adjustments in South Florida/Broward County

Hi new friends!

I've been reading the forums on ARV and adjustments - great info. However, with South Florida being such a hot and speculative market, I wanted to know if any of you have more specifics on how you calculate ARV? I have a multi unit in Broward County, that contains a 3/2 and 2/2 with comparables having two 2/1 units. Also are you finding that investment formulas that discount 70% for investors work here? I'm thinking its higher like 80 - 85%. Looking for some help. Thank you.

Assuming you are talking about wholesaling the property and assigning the contract, yes, 80% is a deal in our market. I get "deals" in my email all the time that are 115% ARV, so I would jump at 80% here in Palm Beach.
