The wealthier suburban counties and DC west of the river have a history of being pretty resistant to economic conditions.

@J Scott I wasn't trying to make you look bad, I was just laying the cards on the table, if all other things being equal, that my applicants are equally qualified, I'd choose that path of least resistance too, there is nothing wrong with that, however, there is an issue when that deficient applicant is the only applicant or applied before another applicant.

If the appear to resist, I would offer them the deposit (minus any damages) as incentive to move out.  

Get at least an 8 mil wearlayer(12 mil is better) and make sure the product has a scratch resistant finish.

If I seek to evict my tenant she would resist.
