No Heirs could mean that the property would escheat to the State, which means it would be owned by the government at the time of his passing; (2) CA may require that he actually believe the property belongs to him, just claiming a subjective belief usually isn't enough and you have to show facts by which a reasonable person would believe the property was owned by them; (3) if 1 and 2 are OK, he is going to want to look at some case law to find out what facts particularly the Courts in CA want to see in that type of situation.

I do like Lew's attitude, however;"morale" is different than "ethical", morale is one's own beliefs and ethical is accepted conduct in an industry when we speak in terms of business.The FNMA statement is a condition stating the right to accelerate the loan is reserved.

If they're occupants, they must comply with the rules of the community. be careful asking them to remove something that is otherwise legal to hang, especially if it could be construed as religious.
