With this tenant type, in general, you get higher rates of late payments, non-payments, evictions, complaints, wear and tear to the property, damage, and drama.

That drama tenant that didn't pay and left a mess won't matter in 5 yrs.

@Daniel Beaston I know that @Eric Adobo's advice sounds harsh but he is making a good point.

Too much drama at the low end. 

It's not difficult to find brokerages like that but certain ones come with expectations for agent availability and work load that you might find harsh. 

Have a backup PM just in case these guys turn out to be bleeding you or they get tired of the drama... 

Go straight to the buyer/renter/future tenant yourself and avoid the drama and pain.
