There are parts of Columbia and West Columbia now that will improve dramatically in the next ten years so the question for you is: where on the scale balancing low-price-now/longest-wait-for-increase against nicer-neighborhood/lower-rate-of-price-increase are you comfortable being?

It is my opinion, however, that if you would need to hire someone to manage it, you might as well aim towards LTR instead - your margins won't be dramatically higher, and the wear and tear on your property will be significantly higher.

Prices can increase (or drop) dramatically within a few blocks, and you do not want to be caught overpaying.

I am finding the prices of condos varies dramatically with in even the same zip code.

Until there is a radical shift in the way people work (remote positions, virtual offices, etc...) or the value we place on rural jobs (farmers, teachers, artisans) all goes up dramatically, values in places like this in rural america will continue to remain flat.

My time dramatically got cut down when I partnered with a good contractor to create a general contracting business.I invest out of state so I spend no time on site unless I am out in Cincinnati for another reason.I will not do a project unless I can refinance all my money out and cash flow positively.

Once this occurs necessary monthly CapEx % reserve should, in theory, drop dramatically.

Obviously this agent hasn't been carting you around every Saturday like a  dramatic tv show.
