I would also suggested doing an official delivery of a reminder that their lease is expiring and the expected move out date and process.

Since you've reached out to them multiple times with no response, I would send them - by email and mail with delivery confirmation required - a notice that you are cancelling the lease at lease end.

The price of the home includes delivery/assembly.The overwhelming concern, as pointed out by many in this thread, is zoning and costs in your area.

The appliance guy can't stop saying "sweetie" and "hon" to you when scheduling the delivery time.

@Nate Wightman you are right on point about the modular configuration and delivery process.  

You hit the nail on the head , I talked to nearby buisness owners, and they said the pizza store was in action for 18 months , the proprietor was renting the space from the building owner , he bought all the equipment on credit , unfortunately for him the buisness just never took off .Apparently the product was ok but takeaway was minimal , he did not have a delivery service which probably hurt also , it’s a shame for the guy as he made a beautiful job of decorating the place etc .I’m the end he was way behind in rent and he was thrown out basically and the equipment held.

There are another 6,000 units in the planning stage for that same delivery window.

Of course the person using your mail delivery service would be notified when there is something there and who its from, minimizing traffic.
