I always thought BP/etc's pitching of a great (but not new) tactic of buy-fix-rent-wait to season - cash out refi - re deploy what ever cash you get back, rarely if ever 100% of what you started with...

Its the "cheapest" since you are only paying for one loan and this assumes you aren't deploying your cash elsewhere.I hope this helps, too.

This is such a great question that I thought I’d revive the thread with a slight twist.I’ve often thought and asked about this along these lines but without much traction so far…Instead of asking for million dollars with an open-ended question of where to deploy it, what if the ask/mandate was to solely in – BUY & HOLD (20% - 25% down) and limited to Southern California ONLY and…SELF MANAGE to save on management fees.How would one structure the as in order to target Multi family (duplex, triplex) up to $600k per property?

I did save money because I didn't overpay for the property, but now I'm out time for the search and I'm still sitting on a ton of cash to deploy earning zero in the bank.I'd like to see an incentive system where the buying agent has more incentive to fight for better pricing for their clients.
