The one big mistake a lot of people make and I’m not necessarily saying your doing this, but is compounding mistakes, throwing good money after bad and in the process putting the entire portfolio in jeopardy, so instead of focusing entirely on getting this money I’d take a portfolio (any other assets you have included) and life outlook and figure a path foward based on not only on cash flow but minimizing risk.

I do not have enough cash flow to walk away from my W2 at the moment so it serves its purpose in regards to taxes, savings and compounded interest but most importantly if I get to a point where I can’t get other financing I could draw a loan on it which I like.

Ours is kind of a like a little compound with walking paths and houses that are in close proximity to one another.It's a relatively small town, a lot of vacationers, and we are looking to rent long term.I wanted to post units at the upper end of what I thought market would be, but not having a great idea of what the demand would be, to have some flexibility to negotiate.
