Thanks Dave, I think we're getting to the solution...You are right QRPM is pretty basic, but I find it suitable for accounting needs of rentals (at least, its better than the Excel spreadsheet I was using before!).

You notably never showed any care about important questions such as - what is the correct way to raise money from an investor, how do I evaluate the suitability of my investor, etc.
