I'm not a big fun of Las Vegas as this city relies mostly on tourists coming over to loose their money , there will be less of them in the future as people simply won't have money to loose, not essential plane trips will have to be curbed to tackle global warming, and the city doesn't have much more to offer apart of gambling.

It would be nice to have maybe $5k in reserves or available on your cc for johnny jump ups.Probably good idea to do a sewer scope or not a good idea DO IT .I assume you got 15 years left on the roof.Hvac / furnace if you're lucky you will nearly get 20 years out of them,learn how to change the igniter on your furnace (you tube)Are you going to have to deal with pos?

Never count on appreciation to determine whether a deal is worth it otherwise you are gambling..Just my two cents.

I would rather see him hands on and understanding the business before he jumps in to funding deals. 500k is not enough to gamble with like that.Call me conservative, but I think rentals are the way to go. 500k will give you a nice start and will teach him about the business.
