I can pretty much guarantee that lying to the mail carrier, peeping out windows, and/or "creeping out" you and your wife are not going to be lease violations, much less reasons that a judge would grant an eviction.

That can cause a decrease in restaurant spending for those with more disposable incomes due to they do not want to risk going out and getting infected.The sad part is that many younger kids might be infected but have no symptoms just a carrier and then when they are around old people they get it where it can become much more dangerous to that population.

To add to @Joe Scaparra's math above, your insurance for student housing will be closer to $125/month instead of $75, if you get a carrier to provide the insurance for you.

Due to this, the California Fair Plan was our only option for fire coverage (no other carriers would touch it, although some legacy properties are grandfathered in through other carriers), and then we would have had to buy a separate policy that provided other coverages for the house (like water damage, etc)/ business liability.The Fair Plan piece came out to around $10K per year for a policy covering around 1M in property and 200k lost income.
