Anytime you can force value (either in real value or rental value) by strategic upgrades it can be a prudent idea, and in a market like this is can be THE idea.It sounds like in your properties you do, indeed, have some "fluff" space. 3/1s over 1,000 sq ft are begging to be optimized and it sounds like you've got a good plan to add rental value to your homes.
