As an agent, I'm not allowed to steer potential homeowners into or away from a neighborhood.

If you are in-state, I'd steer clear of turn-key and save yourself thousands by hiring a contractor or doing some of the work yourself.  

The only areas I’d recommend to steer clear of would he Sulphur Springs and Belmont Heights.If you’re looking long term I don’t think there’s many bad buys (in terms of areas not price) right now anywhere near Tampa.

I think I am going to steer clear of the student market and stay focused on short term rentals and month to month rentals to professionals/retirees/traveling scholars for now.

What I am looking for is a Realtor and/or PM or combination of both that has an excellent track record in SW FL who can steer me away from trash properties.  

Microsoft did the same thing in Windows, where they would incorporate functionality that was separate software.Not to mention how reviews have become more important, as a signal on how good your site is.Google is the source of most traffic now days, and Google is very focused on steering the traffic to paid search.
