I've digested a large amount of information as well as read a few of the books by BP or linked by BP.  

I have a four plex in Eastmoor (which is between Bexley and Whitehall) and the thing is a cash cow with many interested parties wanting to move in.   

I'm a new investor, economics background which means I understand math and maybe am grounded about appreciation or lack their of, however I came across "The book on rental property investing" and I again am realizing how much I know nothing.What I am learning as I digest what I can from the book is that capex on a smaller home is similar to capex on a larger property.Also, the property I am looking at is under 25k, and is not a rehab (not to my knowledge, inspection pending.).  

I am just lucky my current townhouse isn't a cash cow so the fee is relatively small.

Rents should come in at $800-$850, making this a cash cow for me.  

There is a huge amount of material to digest, memorize, and internalize in such a short time period. 

I just want any newbies out there to know that I am a newbie too and your "action" trumps all the info that you can possibly try to digest ahead of time.

I've heard from other investors that senior living facilities are cash cows when you have the right management in place.

If you have ever chased cows, you will understand.

It's not that long, but I'm trying to digest it and will be looking up some terms and things for a bit.
