We're in that sweet spot of too big to chop up into resi, and too modernized to justify the cost of either demo or cutting into the structure to make it "E" shaped. 

Demo, Framing, plumbing, drywall, tile, finish work, re-finishing hardwood floors, complete bath gut, adding additional full bath, kitchen gut, landscaping, staging all done by yours truly.

He finished the roof and started demo on the interior, so I sent another $5,000.

They actually have a budget for that, like when they demo a house because they have to widen the road, home owner gets some value for their house.

Add about another $2 sq/ft for any demo work for existing deck.
