Survey the 2 or 3 people in California that will pay over 2 million to live in a 1300sf home where they share their backyard, that should give you a good answer.

I have surveyed the property from the outside and I'm extremely familiar with the location and trends in that area.

You need to talk with a civil engineer or an architect to develop a preliminary site plan (do you have a boundary survey?).
